8 Essential Steps to Find the Perfect Real Estate Agent for Selling Your Central Coast Home

Choosing the wrong agent can cost you tens of thousands of dollars and months of your life. Choosing well makes the difference between a smooth campaign and one you regret.

Here is what to actually assess when you are comparing agents to sell your Central Coast home.

1. Look at Their Recent Sales in Your Area

Ask for a list of sales in your specific suburb in the past 12 months. Not the agent's office. Not the brand. The individual agent. How many properties? What were the days on market? Did they achieve asking price or above?

2. Ask How Many Clients They Are Managing Right Now

An overloaded agent will not give your property the attention it needs. Ask directly: how many active listings do you currently have? A good agent can manage a sustainable volume. Too many listings means too little time for you.

3. Understand Their Marketing Strategy

Where exactly will your property be listed? What photography package is included? How will they reach buyers who are not already looking online? Ask to see examples of their recent marketing campaigns before you sign.

4. Evaluate Their Communication Style

You will be dealing with this person regularly over the next four to eight weeks. Do they respond promptly? Do they speak plainly or talk in real estate jargon? Do they answer your questions directly?

5. Question the Fee Structure

Traditional agents charge 2 to 3% commission plus GST. On a $900,000 property, that is $22,500 before GST. Ask each agent to show you the total cost in dollars, not percentages. Then compare it to what you get.

6. Ask About Their Negotiation Approach

The best result comes from someone who knows how to work competing buyers and create urgency without desperation. Ask: can you walk me through how you handled your last multiple-offer situation?

7. Check Independent Reviews

Do not rely on testimonials on the agent's own website. Search for them on Google, RateMyAgent, and realestate.com.au. Look for patterns in what clients say.

8. Trust Your Gut

You will be sharing one of the most significant financial decisions of your life with this person. If something feels off in the first meeting, it usually does not improve.
