The Water Access Premium
Properties on Brisbane Water or within walking distance of Ettalong or Umina Beach carry a consistent premium over the Woy Woy median. That premium has grown over the past three years as Sydney buyers have moved into the market.
Waterfront properties on Brisbane Water, where they become available, transact quickly and strongly. The supply is structurally limited and will not increase. That constraint is the foundation of the long-term investment case for peninsula waterfront.

Woy Woy's median house price is tracking in the mid to high $900,000s, with well-positioned properties regularly transacting above $1 million. Ettalong Beach and Umina Beach are behind Woy Woy on median price but growing faster on a percentage basis.
Days on market are short for correctly priced properties. The peninsula buyer is motivated, financially ready, and knows what they want. The biggest drag on time-to-sale is overpricing, not lack of demand.
What to Watch
The planned upgrade works on Brisbane Water Drive and the surrounding road network should improve traffic flow on the peninsula over the next two to three years. Infrastructure improvements that reduce the frustration of living in a geographically constrained area historically support property values.
