On a $900,000 Central Coast property, a standard 2.5% commission comes to $22,500. Add GST and you are at $24,750. On a $1.2 million home, that figure climbs past $33,000.
For what? The same service, the same process, the same photographer, the same listing on realestate.com.au.
The commission model does not reward effort or results. It rewards a higher sale price because the agent's income scales with yours. In theory that aligns incentives. In practice, the difference between a $950,000 result and a $980,000 result is $750 in the agent's pocket but $30,000 in yours.
What I Do Instead
